Brazil's Most Vertical Beach City Just Built a 1950s American Town

Roddertown is not a novelty attraction. It is Balneário Camboriú telling you exactly what kind of city it has decided to become.

Balneário Camboriú already looks like nowhere else in Brazil.

A wall of skyscrapers on a narrow beach. Some of the tallest residential buildings in the country. A skyline that photographs more like Miami or Panama City than a traditional Brazilian coastal town.

Now it has added something even stranger.

Roddertown.

A re-created American town from the 1950s. Retro streets. Classic cars. A mini Las Vegas-style wedding chapel. Around forty shops and restaurants. And the first official Rat Fink store in Brazil.

It opened in mid-August on the Via Gastronômica, right in the middle of the vertical city.

This is not a side attraction.

It is the city telling you, again, exactly what it is becoming.

Not a quiet beach town. A high-density entertainment city.

Balneário Camboriú has always been polarizing.

People who like it point to the infrastructure. Easy airport access. Cleaner streets than many Brazilian beach cities. High-rise apartments with ocean views. Restaurants, services, and a real sense that money is being spent to keep the place running.

People who dislike it say it feels fake. Too vertical. Too commercial. More spectacle than Brazil.

Both sides are looking at the same place.

Roddertown does not resolve the argument. It settles it.

BC is not trying to become a quiet, low-rise, unhurried beach town. It is building an entertainment machine on top of a residential and tourism market that is the most expensive in the country by square meter.

That is the bet.

The project sits on roughly 10,000 square meters along the river, on the Via Gastronômica.

The concept is pure nostalgia. American small-town architecture from the 1950s. Customized cars. Live music. Food. Retail. A kids' area. A permanent space for classic-car culture. A chapel for weddings and vow renewals. And the first official Rat Fink store in Brazil, housed in an upside-down building you cannot miss from the street.

It is designed to keep people in the city longer. Not just beach in the morning and leave. Stay for dinner, shops, photos, an evening event.

In a city that already sells density and convenience, this is another reason to stay overnight or book a longer trip.

The money underneath

The real FipeZap series: R$9,888 per square meter in 2022 to R$15,228 in mid-2026.

Balneário Camboriú did not get expensive by accident.

It has held the most expensive residential square meter in Brazil since March 2022, when it overtook São Paulo on the FipeZap index. The citywide average crossed R$15,000 per square meter in 2026. Neighboring Itapema sits just behind it, and the corridor is the same story. High vertical density. Strong second-home demand. International buyer interest.

The skyline is the proof. Multiple residential towers already rank among the tallest in Brazil. More are under construction, including projects that aim for 400 meters and beyond. The Senna Tower, still rising, is planned even taller.

At the same time, the city has been working on the basics that make longer stays possible. Beach water quality has improved in recent seasons. Local authorities talk openly about becoming a year-round destination instead of a summer spike.

Roddertown fits that pattern. Private capital is betting that visitors and residents will pay for more experiences inside the city, not just the view from the 30th floor.

People are not buying undiscovered Brazil. They are buying a high-density, high-service coastal product that keeps adding reasons to stay.

Who this is actually for

If you want the version of Brazil that feels unhurried, low-rise, and culturally continuous with smaller coastal towns, Balneário Camboriú was never the place. Roddertown does not change that. It makes the opposite clearer.

If you want a beach city with serious infrastructure, vertical living options, restaurants that stay open, and a constant stream of new attractions, BC is executing that plan with unusual consistency.

The towers buy you elevators, security, views, and services. They also buy you the feeling of living inside a permanent development project.

Roddertown is just the latest floor of that project.

The practical read

You do not need to love the aesthetic to understand the signal. The city is selling density, convenience, and spectacle, and it is doing it in Brazil's most expensive coastal market.
